The Weld County Public Trustee is appointed by the Governor of the State of Colorado, for a term concurrent with the Governor's term. The Public Trustee is appointed to perform public service duties as prescribed in
Title 38 of the Colorado Revised Statutes.
These duties include processing documents pertaining to Foreclosures of Deeds of Trust and Release of Deeds of Trust.
Information regarding property foreclosures and releases can be found here on our website, as well as a foreclosure property search database. The information on this
website addresses current law only.

NOTICE TO OWNER IN FORECLOSURE
IF YOUR PROPERTY GOES TO FORECLOSURE AUCTION SALE AND IS PURCHASED FOR MORE THAN THE TOTAL OWED TO THE LENDER AND TO ALL OTHER LIEN HOLDERS, PLEASE CONTACT THE PUBLIC TRUSTEE OFFICE AFTER THE SALE BECAUSE YOU MAY HAVE FUNDS DUE TO YOU.
IN ADDITION, BE AWARE THAT OWNERSHIP OF THE PROPERTY WILL NOT TRANSFER AWAY FROM YOU UNTIL AT LEAST 8 BUSINESS DAYS AFTER THE ACTUAL FORECLOSURE SALE, WHICH MAY OCCUR AT A DATE LATER THAN THE INITIAL SALE DATE INDICATED ON THE MAILED NOTICE YOU RECEIVE FROM THIS OFFICE. THERE IS NO REASON TO VACATE YOUR HOME PRIOR TO THE ACTUAL FORECLOSURE SALE.
PUBLICATION OF LEGAL NOTICES
Each foreclosure is published for five weeks prior to the sale. Beginning December 4, 2013, publication of legal notices recorded on or after October 2, 2013, will appear in the Fort Lupton Press. For foreclosures that were recorded before October 2, 2013, those notices appear in the Windsor Beacon or The Tribune until such time as those foreclosures are closed.
